Selling your home starts with deciding your timeline. Is it urgent to sell, are you planning for future, are you ready to sell in a month, is your goal to sell for the highest possible amount at the best possible time? Depending on what your timeline for selling looks like you can start to prepare.

Selling A home is easier, faster and typically results in a higher sale price if the home is clean, organized and staged. This starts with you, the homeowner, finally going through the garage, or maybe cleaning out the storage room, and really just making sure everything is organized and put away to be as presentable as possible for potential buyers.

Now’s the fun part, finding a realtor you want to work with. When it comes to choosing a realtor you want to ensure you’re finding someone who really cares about you and what you’re looking for. You want someone who is knowledgeable to help answer any questions you may have and to help you achieve the most money for the sale of your home.

Staging your home is an important part of selling, it’s what helps produce the best quality photos and videos as well as keeping everything clean and organized for potential walk-throughs. Home staging helps to increase the value of your home while also helping to sell it even faster. This includes everything from ensuring the beds are made to keeping fresh flowers on the counter.

The pricing of your home will vary based on many different factors. The biggest factors of course being your neighbourhood, the size and age of your home and any recent updates / renovations, as well as the time of the year you’re looking to sell can impact your home value. 

Marketing the sale of your home will be taken care of, through web, socials, and other marketing channels I will ensure to get your home in-front of as many potential buyers as possible while making sure to get you the most possible. 

While your home is for-sale there will be many showings happening, people will want to come and see the home in-person to see if they like it. This can happen any date / time but typically requires a 24 hour notice. 

Once any offers are received they are presented to you and I’m here to help answer any questions you may have about the offer as well to work with you on counter offers and negotiating terms as required.

The best part of it all, handing over the keys. Once you’ve received an offer you are happy with and sign back on an offer then there is a grace period for the buyer to go through all of the conditions of the sale (ie. home inspection, and anything else agreed upon) after the conditions have been met then the sale of your home has been complete and it’s time to hand over the keys on the agreed upon closing date.
